Include the existing kitchen
Decide which function moves into the extension and what the old kitchen becomes. Moving water, drainage and electrical services may be part of the plan. Resolve these routes before fixing floor and ceiling finishes.
Construction year is not a building survey
Homes from the same period can have different original construction and alterations. Request a survey of the floor, foundations, rear wall and existing services. Match the location and size of the wall opening to the actual structure.
Connect comfort with extra floor space
Consider heating, ventilation and the junction between old and new together. New glazing must also suit furniture, shading and garden access. Include any repairs to existing rooms in the budget.
