The right purpose
Decide whether the building will be an office, hobby room, guest room or living accommodation. This affects rules, layout and services. Permission for a workspace does not automatically allow an independent dwelling.
Look beyond the outside dimensions to the space around the building. Allow for access, maintenance and a comfortable distance from boundaries and neighbours.

Electricity, a reliable data connection and any water and drainage need preparation in the garden. Have the routes and connection capacities checked.

Do not overlook ground conditions and connections
A detached unit also needs suitable support and a sound plan for drainage and services. Discuss service routes and access for installation and maintenance. Check the intended use for your plot. In a valuation, assess the unit as part of the whole property; adding its external area to the house’s living space does not produce a reliable value.
Map the service route
Mark the source of power, internet and any water or drainage. Note the route length and paving that must be lifted, including any terrace or tree roots. This distinguishes buying a unit from delivering a usable space. Ask separately about excavation, connections and garden reinstatement.
