A room alternating between office and guest use needs smart storage and a flexible layout. Draw the bed in its open position too. Consider views from the main house and a clear access route.

Choose a bathroom and kitchenette deliberately

Private sanitary facilities add independence but require pipework, ventilation and maintenance. A kitchenette uses floor space and may affect how the use is assessed. Have the specific plan checked for the address; guest stays, rental and residential use are different situations.

Define use and budget clearly

State the seasons in which guests will stay and which garden space should remain free. Include connections, furnishings and ground reinstatement in the quotation. A separate guest house needs its own budget alongside the extension module.

Plan arrival and departure too

Where will guests leave luggage, find the entrance at night and hang wet coats? Include those tasks in the layout. Decide whether bathrooms are in the guest space or main house. Occasional guests and rental are distinct uses that need separate consideration for the location.
