From a visual concept to a detailed specification

The configurator records your preferences. It does not determine final wall construction, structure or performance. Request a project-specific description with drawings and a clear list of included items. Product brands, insulation values, material dimensions and warranties should only be promised once confirmed for your project.

Structure, foundations and the existing house

Have the existing house, ground and new loads assessed together. Foundations, floor and supporting structure must work as a system. A facade opening requires its own design for the opening, support and connections. Discuss floor levels, columns and any visible beams, as they affect usable space and appearance. Agree who handles investigation, calculation and construction.

Walls, roof, glazing and indoor comfort

Request the complete floor, wall and roof build-ups, their insulation performance and connection details. Consider glazing and frames together with ventilation, daylight and protection against overheating. Roof glazing can provide plenty of light but also needs consideration of shading and cleaning. Discuss drainage and roof access for maintenance.

Agree services and finishes precisely

Place sockets, lights, switches and heating on a dimensioned plan. Show furniture, kitchen appliances and curtains. Check whether existing systems suit the added room and who pays for any upgrades. Specify the finished substrate, what ready-to-paint means, and who supplies flooring and skirting. Without that description, “complete” leaves too much open.

Documents at handover

  • Final drawings, chosen materials and service specifications.
  • Maintenance instructions, product warranties and agreed warranty periods.
  • A list of outstanding items and agreements for resolving them.
  • A clear contact for questions after handover.

Ask for a specification you can check

Words such as complete, luxury or well insulated do not replace product specifications. Ask which frames, glazing, insulation and roofing are supplied. Include colours and quantities where relevant. Check visible items at handover and request records of concealed components.
