How do we estimate the extra square metres?

The automatic estimate deducts two side walls and one front wall from a rectangular extension. No rear wall is deducted. This simplifies the connection to the house; the actual wall construction and a measurement report may produce different areas. A garden room or detached unit does not automatically count as living area of the house.
